The Pinon Valley housing market continues to be a Neutral Market, as there is currently a 4 month of supply of homes on the market. A 6 month supply of houses on the market is considered a “NEUTRAL MARKET”. Sales units were up 20% from 2009 to 2008, AND pricing was down 2% from 2009 to 2008. Pricing and sales units are continuing to increase in 2010.
Single Family Homes in Pinon Valley in Colorado Springs were primarily built from 1982 to 1995, with an average age built in the 1980’s. The majority of the houses are tri-levels, ranches, bi-levels, 2-3 baths, with 1 – 2 car garages, both attached and detached. The average home has appx. 1500 to 2000 square footage.
The area is located in Northwest Colorado Springs, Exit 146 (Garden of the Gods) go West, East of Centennial Blvd., West of Ute Valley Park, South of Vindicator.
There are several neighborhood parks in the Pinon Valley area, and it’s very close to Ute Valley Park. The school District is District 11; and the majority of students go to Chipeta Grade school, Holmes Junior High and Coronado High School.
