Are you scared to buy a house? 
Here’s some of the things that scare buyers and suggestions on how to overcome the fears

Do I have enough money to buy a home?   
  • Pre-qualified:    The  first step to finding out how much home you can afford is to get pre-qualified for a mortgage.   A good mortgage professional can tell you fairly quickly about how much of a mortgage you are qualified for.  (See related article:  Pre-qual or Pre-approval.)
  • Take a look at your finances:    Make sure you have enough for the downpayment and that you also have enough to pay closing costs, which include such things as title insurance and transfer fees.    The National Association of Realtors (NAR) reports that closing costs average between 2 and 7 percent of the home price.
  • Extra Funds:  You’ll also need to have money left over as a cushion after you buy a House.     What if unexpected repairs happen?   Be sure that you have enough money leftover to keep your life running smoothly.
  • Will I have buyer’s remorse?

    I’ve found my perfect house, now what should I look at?

    What should I be looking at in a house is a common question I get from Colorado Springs home buyers.   I always tell them if they IMG_3301.JPG rooflike the neighborhood and the floor plan, then they need to look at the items that are going to cost them a lot of money.  Here are the seven big items (and one smaller one) to look at.

    1. Roof -  How does the roof look?  Are there shingles missing?  Look at the valleys in the roof.  Are the shingles curling on the edges?  Is there one or two layers of shingles?   (or even 3 layers).   This gives a general idea of whether the roof is going to need to be replaced in the next few years.
    2. Windows – Are they old?  Do they need replacing?  How is the wood around the windows?  How well do the windows seal?   Do they open, or have they been painted shut?  Is there condensation between the panes of glass?
    3. Exterior siding or woodwork -  Is it rotting or do pieces need replacing?  Or does the exterior just need painting?   If the house is stucco, do you see any major cracks in the stucco?  If it’s vinyl siding; is the siding still in good shape? Read the rest of this entry »

    If you’re thinking about doing a little work on your home, make sure you understand the VALUE it will add to your house.   There are many reasons to improve your Colorado Home, but don’t expect to get dollar for dollar back on your home improvements costs.   One of the most important articles to read is published by Remodeling, as they put together a great report called Remodeling Cost vs Value Report 2008.

    As mentioned by the article, despite home price drops in many cities, including cities in Colorado, remodeling projects are holding their own as a way for homeowners to add value.

    What I really liked about the article is that it broke things down by regions instead of grouping everyone together.   We all know that things cost different prices in different areas, so this was a plus.
