You just found your dream home in Colorado Springs, and now your Realtor tells you that it is a corporation relo home. What in
the heck does that mean?
First of all, what is Corporate Relocation?
Each month hundreds of employees move to or from Colorado to start a new job. Moves involve many expenses; including the actual expense of moving as well as all of the expenses connected with selling an old home, and buying a new home. Some corporations offer to cover some or all of the relocation costs for employees who are moving at the company’s request.
Here’s what you need to know if you are buying a corporate relo house
1) The seller may not be selling directly to you. It’s normally the seller’s decision on whether to accept your offer to purchase and the seller handles all contract negotiations. In the case of a corporate relocation, negotiations typically place between the buyer and the seller and once everything’s been agreed upon, the seller actually sells the house to the relocation company who then sells it to the buyer. Sometimes the seller has already sold the house to a relocation company; and you may not have any dealings with the sellers.
2) More paperwork than normal. You normally receive a copy of the Sellers Property Disclosure Statement and other Colorado Real Estate Forms from the sellers. ( In addition to these documents, there may be numerous other addendums and contracts from the relo company.
There are many different types of relocation packages, but for the most part it just means more paperwork for the buyer.

Since a lot of my business is relocation, I talk to a lot of people who are looking at moving to the Colorado Springs area. Even though our average pricing is down in Colorado Springs, we certainly haven’t been hit as hard as many cities. The graph below really shows exactly where the current average pricing is, which is close to 2004 pricing. But like all cities, the average price varies vastly on a neighborhood by neighborhood basis. Some areas have held strong, and some areas have seen their pricing drop by 30% or more.

El Paso county has a Hazardous Waste Collection Facility on 3255 Akers Drive, which is close to Constitution and Marksheffel Road.. The collection center is free to residents of El Paso and Teller County, but they encourage a donation of non-perishable food for Care and Share.
The web site is full of all types of amazing information, including what is household waste and a recycling directory.
The facility accepts:
- household paint and paint-related products
- lawn & garden chemicals
- household items: cleaners (carpet, drain, oven, toilet bowl), aerosols, ammonia,
- batteries (alkaline & rechargeable),
- fluorescent lights,
- mercury thermometers
- propane tanks,
- automotive products (no tires): antifreeze, batteries, brake & transmission fluids, cleaners (bug/tar, chrome, engine, vinyl), contaminated oil, flares, fuels, wax, etc.
- ammunition,
- fireworks
- electronics: including CPU’s, monitors, keyboards, printers
For other counties:
- Pueblo, contact the Pueblo Health Dept.
- Douglas County, contact the Tri-County Health Dept.

I went to a training class last week on VA loans and came across all types of valuable information I wanted to share with our Colorado Springs home buyers. (I’m a strong believer that a Realtor needs to constantly increase and update their knowledge about all things real estate, never can learn too much.)
Since Colorado Springs is surrounded by military bases (Fort Carson, Peterson AFA, Schriever AFA, and the U.S. Air Force Academy
) ; as well as there are many military retirees in the areas, VA loans are very popular. The stats show that 30% of all loans in the area are VA Loans.
Advantages of VA loans
When a Colorado Springs home buyer is trying to decide what type of loan they are going to use, it’s important for them to understand some of the advantages of VA loans:
- No down-payment requirements.
- There are not many loans left that don’t require a down-payment
- No monthly MIP
- MIP is the abbreviated term for the Mortgage Insurance Premium that many FHA loans and Conventional loans add to your monthly mortgage payment
- Assumable Mortgage
- This could be really important in the future if interest rates start to rise; it could make it much easier to sell a property and have a new buyer assume the existing loan

The Central part of Colorado Springs housing market continues to be a NEUTRAL Market, as there is currently a 4.45 month of supply of homes on the market. A 6 month supply of houses on the market is considered a “NEUTRAL MARKET“. Sales are only down 16% from 2008 to 2007, but average pricing is only down 5% from 2007 to 2008. Days on Market continues to decrease, which is a great sign for home sellers in this area.

Who’s working for you?
A Buyer’s Agent represents the buyer in a real estate transaction. The Colorado Springs real estate agent becomes the Buyer’s Agent by entering into an agreement to represent the buyer, usually through a written buyer representation agreement. Under this agreement, the Buyer’s Agent owes his fiduciary responsibilities to the buyer. New FHA limits increased again for 2009 in El Paso County
FHA has new loan limits
One of our favorite guest writers, Harry Venick sent me an email yesterday stating that the FHA has increased the loan limits for El Paso County!
According to Harry, “FHA loan limits have been increased for 2009 again: El Paso County $ 325,000(1unit ), $ 416,050 (2units), $502,900 (3units), and $ 625,000 (4units).”

Living in the Colorado Springs area or in many of the surrounding cities, us “locals” are used to living at an
altitude. In fact most of the time we completely forget about it. But tourist season is just around the corner; and many of us have friends and family that came visit us during the summer time. Also, it’s starting to be the time of the year that many people think about relocating to the area. Consequently I felt it may be a good time for a refresher course on the affects of high altitude.
Colorado Springs is considered one of the “highest” cities in the United States – an altitude of 6035 above sea level , 755 feet above Colorado’s “Mile High City”, Denver.
Here’s the scientific description of what happens to our bodies at higher altitudes:

Since I’m a “wanna-be” athlete, and I’m a statistic “junkie, I love articles like the recent publication in Men’s Fitness Magazine. The article praised Colorado Springs, which is no surprise to those of us who already live in the area.
The ranking information on the web site includes a report card, with A through F rankings. The area was rated an A in some categories, including Geography, Nutrition, Air Quality, and Parks and Open Space. But ………… on the other end of the spectrum there were F ratings for Alcohol Consumption and Access to HealthCare. Our neighbor to the north, Denver, was ranked #4, and also received an F in Alcohol Consumption, as well as they also received a D for Commute and Access to Healthcare.
There was some great trivia information posted on the web site:
- The number of heavy drinkers here is high: Colorado Springs has 17 percent more than average and the, 7th highest in the survey.

Love your Grandma’s chocolate cake or love to bake bread? If you’ve recently moved
to Colorado Springs and tried to make your favorite tried and true recipes, you may have found they didn’t meet your expectations. If the bread didn’t rise or the cake didn’t turn out or even if the beans wouldn’t ever get done, its probably due to the fact that living in Colorado requires some adjustment to your lowland recipes, especially when baking. Even when making a boxed mix or a pasta dish be sure and follow the high altitude directions. You’ll find that beans, pasta and brown rice all need longer cooking times as the water boils at a lower temperature here.
