The Monument Real Estate market continues to be a Buyer’s Market, as there is currently a 13 month of supply of homes on the market.   A 6 month supply of houses on the market is considered a “NEUTRAL MARKET”.   Sales were down 5% from 2009 to 2008, but pricing was only down 3% from 2009 to 2008.  Pricing and sales continues to decrease in 2010.

King’s Deer is a community that is located in Monument, east of I-25, North of 105, east of Furrow, south of County Line, West of Highway 83.  It also includes the Kings Deer Golf Course.

Explanation of Days on Market

One of the many ways all Realtors judge their local real estate market is by the Days on Market.  If properties are selling quickly, the market is heating up.  If homes take a long time to sell, the market is slow.

IMG_9602 southwestLet’s first start with some definitions:   Days on Market (DOM) in real estate is defined as the number of days a property has been on an Active status in the Multiple Listing Service.    The average days on market for single family homes in Colorado Springs for the last quarter ending September 2009  is currently 77 days.  For Condos and townhomes it is 97 days.

But an important thing to remember is this number varies on a neighborhood-by-neighborhood and it also varies by different price categories.   As an example:

  • Briargate Days on Market:  80 (vs. 99 in 2008)
  • Central Days on Market:  64 (vs. 79 in 2008)

    Bargains are out there

    Colorado Springs has a foreclosure problem — but it’s not as bad as the newspapers would make you think

    In the past two years, Colorado Springs and surrounding communities have seen a record number of foreclosure filings: in El Paso County there were 4,602 in 2008, and 3,556 in 2007.     Those numbers may seem high, but in 1988 (over 20 years ago), it reached a high of 3,476 and the population was probably half of what it is now.   Year-to-date, according to the Public Trustee’s web site, there have been 522 foreclosures; an average of 174 foreclosures a month.

    As a result, it’s a great time for buyers and investors in Colorado Springs and anyone relocating to Colorado Springs  to find some bargain opportunities in foreclosed homes.   Many people that may not have been able to buy before, now have a better selection of  homes in the lower end price category.   

    Ahouses-sold-under-100000-in-el-paso-3-31-09s I’ve been setting up some automatic property searches from the local MLS database for some buyers I’m working with, it made me think on how much the market has changed.    A couple of years ago, it was almost impossible for a buyer to find a habitable home in Colorado Springs for less than $150,000; and there was very little under $100,000.    So of course, I thought I’d research some numbers and see what the statistics showed.  Sure enough, in 2008 there was almost twice as many single family homes under $100,000 that sold than the year before.

  • (1) QUESTION:  I recently purchased a hot tub for my home in Monument and was told that permits were required to hook it all up. Is this true?

    ANSWER:  Yes, anytime new wiring is installed a permit is required.

    (2) QUESTION:  I saw a home that had a sign posted on it in Manitou Springs that said ‘Stop Work/Work Without Permit”.  What does this mean? 

    ANSWER:  It means that the contractor is not licensed to work in El Paso County.

     (1) QUESTION:  What type of building codes does the Pikes Peak Regional Building Department enforce?

    ANSWER;  They enforce Building Codes, including the State Electrical Code, the State Plumbing Code, the Fuel Gas Code, the Energy Code, the Mechanical Code, and the Elevator Code. They also enforce Floodplain and Enumeration regulations.

    (2)  QUESTION:  What is the Dangerous Building Code?  Is there such a Code?

    ANSWER:  The explanation posted on the Regional Building Site is ” ………… part of the Regional Building Code, includes buildings that have been burned, damaged by a vehicle running into it, or a natural disaster that may render the structure unsafe.  The property owner is given the opportunity to correct the items that make the building unsafe, either by fixing it, boarding it up or having it demolished.”  The Building Code is posted online and you can go to the site and read the Dangerous Building Code.

    (3) QUESTION: Is there any type of code about dilapidated buildings?
