Since a lot of my business is relocation, I talk to a lot of people who are looking at moving to the Colorado Springs area. Even though our average pricing is down in Colorado Springs, we certainly haven’t been hit as hard as many cities. The graph below really shows exactly where the current average pricing is, which is close to 2004 pricing. But like all cities, the average price varies vastly on a neighborhood by neighborhood basis. Some areas have held strong, and some areas have seen their pricing drop by 30% or more.

The El Paso County Assessor’s office is one of the web sites I frequently check when I’m getting ready to write an offer for a homebuyer in the Colorado Springs Area. I like to look at the square footage, the bedrooms, the baths, the garage, and the basement information listed on the assessor’s office and compare it to t
he information on the Multiple Listing Print-out. Also, out of curiosity, I also look at the assessed value listed on the property. (I’ll write more on this later.)
You may ask, why is all of this information important? The biggest reason it is important is that discrepancies may (and I underline the word may) mean that there has been additions and improvements to the property that have not been permitted. If the assessor’s records only show 2 bathrooms, and the property has 3, it may mean there was an additional bathroom added that wasn’t permitted. If the assessor shows the basement was unfinished and the property has a finished basement, again it may mean no permits.
The next step that I do is to check the Pikes Peak Regional Building Department and see what type of permits have been done on the property. Permits are important as they ensure Read the rest of this entry »

Manitou Springs celebrates annual Fruitcake Toss to benefit Food Bank and end of holiday season
Fruitcake Toss
Search for Homes in Manitou Springs
Come one, come all to the 14th annual fruitcake toss held in Manitou Springs. The launch is set to begin at 9:30 am on January 3, 2009. So, come to Manitou Springs Memorial Park with your canned food entry fee (to be donated to the local food bank) and you too, can participate in getting rid of your unwanted fruitcakes.
Fruitcakes can be hurled, tossed or launched by a pneumatic device, the winner of each category actually wins a trophy. Who wouldn’t want one of these on the mantle? There are age classes as well, so do check out the rules. If you don’t have a fruitcake, you can rent one there. All fruitcakes must be edible (do you know anyone that REALLY eats them?). They must be visible to the Toss Tech Inspectors, though no one will actually taste test it (ugh!).
There are two weight categories, 2lb and the heavy division at 4 lbs. If your cake is underweight, it will be disqualified and if its too heavy it must be cut to the proper weight. Read the rest of this entry »

Colorado Springs Vintage Homes is happy to feature an article by our NEWEST Guest Blogger
Mark W. Baxley with Brick and Mortar Home Inspections, Inc.
Why Should I Open a Window When Using a Wood Burning Fireplace?
It is important that your home has sufficient outside air for combustion when using a wood burning fireplace. Insufficient outside air could cause the fireplace to steal combustion air from another source inside the home; typically from the furnace and water heater vents. When this occurs, down drafts in the flues (known as back venting) permit combustion byproducts, to include carbon monoxide, to enter the home. This is unsafe and could cause harm to the home’s occupants.
There is a simple solution to prevent back venting from occurring. Simply open a nearby window approximately 1″ – 2″ when using a wood burning fireplace. This will ensure the home is provided with sufficient outside air. It is also a good idea to ensure the home is equipped with a carbon monoxide monitor.

Manitou Springs celebrates Emma Crawford with annual coffin races and wake
Coffin Races are one of a kind
Search for Homes in Manitou Springs
Come one, come all!!! Manitou Springs is celebrating one of its most famous residents, Emma Crawford! She
came to Manitou around the 1880’s suffering from tuberculosis then know as consumption. She was a lovely young woman and was accompanied by her Mother and fiancee. Low and behold, she started to improve in the crisp mountain air and loved to hike on Red Mountain. She was busy with planning her wedding when she took a turn for the worst. Her fiancee promised to bury her atop her favorite mountain and so when she died (1891) he did indeed bury her up there. Over the years, with all the rains, her coffin came to the top of the land and she slid down her mountain. She was then buried in an unmarked grave in the local cemetery, but the townspeople refused to forget about her.
Every year the folks in Manitou Springs hold a festival in her honor. Its held close to Halloween Read the rest of this entry »
