The Mountain Shadows housing market continues to be a BUYERS Market, as there is currently a 6 month of supply of homes on the market. A 6 month supply of houses on the market is considered a “NEUTRAL MARKET”.
Here’s a quick summary of the 2010 Real Estate Market for Mountain Shadows:

- Number of homes sold increased by 2%

Single Family Homes in Mountain Shadows in Colorado Springs were primarily built from 1983 to 2003, with an average age built 1991. The majority of the houses are 2-stories, ranches, 3-4 baths, with 2 – 3 car garages, both attached and detached. The average home has appx. 2500 to 3500 square footage.
The area is located in Northwest Colorado Springs, North of Garden of the Gods, South of Vindicator, West of 30th Ave and Centennial Blvd.
There are several parks in the Mountain Shadows area, including Mountain Shadows Park, Wilson Ranch; and it’s close to Ute Valley Park. The school District is District 11; and the majority of students go to Chipeta or Trailblazer Grade school, Holmes Junior High and Coronado High School.
There are also several townhome complexes in the area, including the Arbors at Mountain Shadows. Pricing ranges from $125,000 to $175,000, HOA’s are in the 150’s.

A 6 month supply of houses on the market is considered a “BUYER’S MARKET”. Sales were even from 2009 to 2008, but average pricing was down 11% from 2008 to 2007. In 2010 pricing and unit sales are starting to see an increase.

Pricing is continuing to decline in 2010.

The majority of the houses are 2-stories, ranches, bi-levels, 2-4 baths, with 1 – 3 car garages, both attached and detached. The average home has appx. 2500 to 3500 square footage.
The area is located in Northwest Colorado Springs, Exit 146 (Garden of the Gods) go West, first Right on Rusina, Left on Elkton, right on point of the Pines.
There are several parks in the Pinecliff area, including PineCliff Park. The school District is District 12; and the majority of students go to Rockrimmon Grade School, Eagleview Junior High and Air Academy High School.
There are also several townhome complexes in the area, Pinecliff and Pebblewood; prices range from $150,000 to $170,000.

I saw an interested foreclosed home yesterday in West Colorado Springs in Holland Park. The property definitely has possibilities, even though it needs lots of TLC and updates. Here’s the main facts, it was built in 1978 and is currently listed at $184,900; 4 bedrooms, 2 baths, 2 car garage. The property was foreclosed on in May 2009 and the El Paso County Assessor has it valued at $232,000. It last sold in 2005 at $217,500 The property has some nice curb appeal from the outside, stucco, circular drive; in my opinion it looks nicer on the outside vs. the inside. It’s in a nice established west side neighborhood.

The bank (who is the current owner) has put in new carpet and new paint; but there is still plenty that needs to be done. In the master bedroom, one of the closets had been converted to an additional bathroom, even though there is a small bath right around the corner. The bathroom conversion (addition) was not done very well, and probably should be torn out and it should be made back to a closet. Or better yet, do a major change and take the 2 bathrooms and combine them to 1 nice spacious master bath. OR, the bathroom in the closet could be redone; as then it would be very usable for handicap access.

A 6 month supply of houses on the market is considered a “BUYER’S MARKET“. Sales were down 15% from 2008 to 2007, but average pricing was ONLY down 6.5% from 2008 to 2007. 160 Single family homes have been sold in 2009 vs. 186 for the same period in 2008; a decline of 16%.

Wow, if only homes could talk ………………….. I previewed a variety of homes this week in Colorado Springs, ranging from a cute home in the East part of the city that was listed at $155,000 to one that was listed at $725,000. My favorite home of the day was an a
mazing Italian Villa type home in Northwest Colorado Springs. It was located on a breathtaking wooded lot, .85 of an acre, in one of my favorite Northwest Neighborhoods, Oak Hills.

The property was originally built in 1987, but according to some of the information I found in previous listings, it went through extensive remodels in 2001.
The home was a little deceiving from the outside, looked nice but not
anything special. In fact, the outside paint color was a little odd to me, a pale yellow. Once the front doors opened, the first thing I saw was the circular hardwood stairway, great entryway. Other amenities at the home include 3 fireplaces, and many, many, many decks.One of my favorite things were the unique children’s room. First there was the “Ocean Room” with artistic painted murals on the walls, almost felt like I was walking into an aquarium. And the finishing touch was the life preserver on the ceiling.
