Every realtor has parts of town that they love; where they are always excited to show homes. For me, it’s in the Central areas in Central Colorado Springs. I find the old houses so interesting, only wish they could talk to me and tell me their story. Who lived in them, who did the last remodels, what have they seen during their life? Some of these older neighborhoods, have generations of families who have lived in the area for 40 to 50 years; and they are a wealth of information about the homes and previous owners, and Colorado Springs History.
I often get asked about different neighborhoods and the average prices in certain areas; and thought it may be helpful to share some information I put together on a few of the popular neighborhoods in central Colorado Springs. The information includes averages on the year built, price per square foot, and the number of homes that sold in the subdivision in 2011.
The Old North End and Downtown, continue to be very popular areas with home buyers interested in Historic Homes. Prospect Park and Stratton Meadows have became a very popular area with investors; as it’s a very popular area for renters.

Homes in Colorado Springs CENTRAL area continue to be a NEUTRAL Market, as there is currently a 6.7 months of supply of homes on the market. A 6 month supply of houses on the market is typically considered a “NEUTRAL MARKET”.
- Number of Homes in CENTRAL area in Colorado Springs sold are up in 2009 vs. 2008, but are down substantially from 2005, when 802 homes were sold.
- Average pricing continues to see downward pressure, currently down 13% from 2009 to 2008. Pricing is actually down 25% from the high of $192,233 in 2007.

New rules make condo buying harder

Fannie Mae has instituted new rules when it comes to giving loans for condos. If the building is brand new, they want to make sure there
are enough owners to pay for maintenance and preserve the value of the property. These new rules are designed to protect the buyers and lenders but they could also make it harder for the owners to sell them.
Fannie Mae will only guarantee mortgages in new or newly converted condos if 70% of the units are sold or under contract. That 70% could be hard to reach if buyers cannot get financing. In older units, Fannie Mae will not guarantee a mortgage if more than 15% of the other owners are delinquent on the HOA fees.

Average prices on Home Sales ($139,813) in the first two months of 2009 were down substantially from the pricing for the same months in 2008 ($162,185).
