Homes in Colorado Springs WEST area continue to be a NEUTRAL Market, as there is currently 5.7 months of supply of homes on the market. A 6 month supply of houses on the market is typically considered a “NEUTRAL MARKET“.
- Number of Homes in WEST area in Colorado Springs sold are up 13% more than in 2008, but are down substantially from 2005, when 241 homes were sold.
- Average pricing continues to see downward pressure, currently down 3% from 2009 to 2008. 2009 pricing is down 19% from the high in 2007.

My pick of the week is in Holland Park area on 1090 Kara Ridge Pt.
It includes over 1400 square feet, with 2 bedrooms, 3 baths, 2 car attached garage.
If you are looking for a Colorado Springs townhome at a reasonable price in the desirable west side located close to Garden of the Gods, then this is the property for you.
The downside
Even though the property was built in 2004, the property has been lived in fairly hard. There are some dings in the wall, paint chiped on some of the bull nose corners, some broken tiles in the main entryway; all easy cosmetic things to fix.
The one downside I saw about the property, the master bath only has a shower, vs. a shower and bath. The carpet going to the garage is stained, but it may be able to be cleaned up. Also it’s a typical bank-owned property with no appliances, but it has been cleaned up.
The other thing I didn’t like about the property was it’s location in the complex. It’s a middle unit and there are another 8 units located just a sidewalk away; because of it’s location it felt dark and crowded.

The Colorado Springs West housing market continues to be a BUYERS Market, as there is currently an 6.8 month of supply of homes on the market. A 6 month supply of houses on the market is considered a “NEUTRAL MARKET”. Sales units were ONLY down 1% from 2008 to 2007, but pricing was down more than16% from 2008 to 2007. 179 sales in 2009 vs. 158 sales in 2008, show an increase in sales for the first 8 months of the year.

Pleasant Valley in Colorado Springs is a community that is a vintage neighborhood located in west Colorado Springs. As you drive through it, you feel like you have stepped back in time to “Leave it to Beaver” ; most of the lawns are perfectly manicured, houses are in great shape, you almost expect to see white picket fences with a 1950’s cars in the drive-ways.
To get to Pleasant Valley homes from I-25, turn west onto Colorado Blvd. Then turn right (north) on 30th Street and you are in Pleasant Valley.

Single family homes in Pleasant Valley currently range in price from $209,000 to $259,000. There are currently 7 houses and 3 townhomes for sale in the area.
