Townhome and condos continue to see pressure on pricing
Why are Colorado Springs condos and townhomes harder to sell than houses or townhomes?
The Colorado Springs housing market for Condos and Townhomes continues to see a decline in pricing and numbers of units sold in 2011. 2010 pricing decreased by 3% from 2009 and 2011 pricing has currently declined by 5% from 2010. There were more units sold in 2010 vs. 2009.

My pick of the week is in Holland Park area on 1090 Kara Ridge Pt.
It includes over 1400 square feet, with 2 bedrooms, 3 baths, 2 car attached garage.
If you are looking for a Colorado Springs townhome at a reasonable price in the desirable west side located close to Garden of the Gods, then this is the property for you.
The downside
Even though the property was built in 2004, the property has been lived in fairly hard. There are some dings in the wall, paint chiped on some of the bull nose corners, some broken tiles in the main entryway; all easy cosmetic things to fix.
The one downside I saw about the property, the master bath only has a shower, vs. a shower and bath. The carpet going to the garage is stained, but it may be able to be cleaned up. Also it’s a typical bank-owned property with no appliances, but it has been cleaned up.
The other thing I didn’t like about the property was it’s location in the complex. It’s a middle unit and there are another 8 units located just a sidewalk away; because of it’s location it felt dark and crowded.

This is a continuation of an article I recently posted about my favorite townhomes and condos in Northwest Colorado Springs. There are some very attractive deals in the townhome/condo market; as they seem to have been hit even harder on pricing than single family homes. Here’s some more of my favorite properties I’ve recently previewed.
Condominimus in RavenCrest in Northwest Colorado Springs: Wonderful complex off of West Woodmen Road; very
close to I-25. There are currently a couple of 1 bedroom 1 bath units on the market for less than $75,000; and a 2 bedroom 2 bath units that is bank-owned for less than $110,000. There also is a HUD repo for sale that is listed as under contract which is a 2 bedroom 2 bath unit priced under $75,000. Not very long ago the 2 bedroom 2 bath units were going for over $130,000. Included with the great location, the units are in the District 20 school district and include an outdoor swimming pool and a club house; although none of them includes garages, just carport spaces.
Arbours at Mountain Shadows: One of my favorite complexes in northwest Colorado Springs, again close to Garden of the Gods and I-25; easy access. Most units have an over-sized attached 1 car garages with direct access to the living area; perfect for the security minded homeowners and are close to Ute Valley Park and Garden of the Gods. Very well maintained complex with an outdoor pool, clubhouse, and a hot tub. There are 4 units currently for sale ranging from $125,000 to $170,000 and the HOA’s are less than $200.00 a month.

I spent part of last weekend showing condos/townhomes to one of my clients on the west side of Colorado Springs. As I’ve mentioned before in some of my previous posts, it’s an amazi
ng time to buy a home in Colorado Springs, especially if you are a first time home buyer. There are some very attractive deals in the townhome/condo market; as they seem to have been hit even harder on pricing than single family homes. Here’s a sample of some of my favorite properties I showed over the weekend.
Townhomes in Holland Park: Newer units, some were just finished in 2006. Close to Garden of the Gods and I-25; easy access to the Interstate. Tons of space for a townhome, as many of the units have 2 car garages, 2 bedrooms, 2 baths, with almost 1500 square feet. One bank-owned unit is priced at less than $150,000. Amazing value for all this square footage. Some of these units originally sold for $180,000 to $200.000.
Townhomes in Pinecliff: One of my favorite areas of town, in a secluded neighborhood on the bluffs. The area is visited by local wildlife; and portions of Pinecliff have amazing view, all close to I-25 and Garden of the Gods. (1) QUESTION: I recently purchased a hot tub for my home in Monument and
was told that permits were required to hook it all up. Is this true?
ANSWER: Yes, anytime new wiring is installed a permit is required.
(2) QUESTION: I saw a home that had a sign posted on it in Manitou Springs that said ‘Stop Work/Work Without Permit”. What does this mean?
ANSWER: It means that the contractor is not licensed to work in El Paso County.
