The Colorado Springs West housing market continues to be a BUYERS Market, as there is currently an 6.8 month of supply of homes on the market. A 6 month supply of houses on the market is considered a “NEUTRAL MARKET”. Sales units were ONLY down 1% from 2008 to 2007, but pricing was down more than16% from 2008 to 2007. 179 sales in 2009 vs. 158 sales in 2008, show an increase in sales for the first 8 months of the year.

I recently took some accreditation classes in another state. It was eye-opening for me to understand how much the laws vary from state to state. Since a major portion of my business is from Internet leads and from people moving to Colorado Springs from other parts of the country, these classes were very helpful.

Did you know ?
- Colorado is an “actual knowledge” state, which means as Colorado Realtors we only need to disclose facts that we know and we must disclosure material facts. Some states are “imputed knowledge states”, which means Realtors are expected to know certain things.
- Most Realtors in Colorado list properties for sale in their local MLS and ask for 1% for Earnest Money. Some areas in the U.S. ask closer to 10% for Earnest Money.
- The majority of Colorado Springs homes get listed in some type of MLS database; and many homes get listed in multiple MLS’s. There are some major cities in the U.S. that don’t have an MLS.
- Colorado doesn’t have dual agency. Many states still have dual agency. In Colorado you can only be an agent for either the Buyer or the Seller, you can not be an agent for both. Read the rest of this entry »

Since a lot of my business is relocation, I talk to a lot of people who are looking at moving to the Colorado Springs area. Even though our average pricing is down in Colorado Springs, we certainly haven’t been hit as hard as many cities. The graph below really shows exactly where the current average pricing is, which is close to 2004 pricing. But like all cities, the average price varies vastly on a neighborhood by neighborhood basis. Some areas have held strong, and some areas have seen their pricing drop by 30% or more.

Mail: Have it delivered to/from the post office. Don’t have mail delivered to your home mailbox; especially if it is unsecured

- Social Security number: Never carry your social security card with you. Be very cautious about giving it out.
- Receipts: Take all your ATM and gas receipts with you. Don’t leave them at the gas station or at the ATM machine.
- Statements and credit card solicitations: Don’t just throw them away, shred them.
- Bar codes: Remove the bar codes from magazine and shred them.
- Credit report: Monitor your report on an annual basis at www.annualcreditreport.com
- Electronic Keypad signatures: Put the date at the end of your signature when you are signing on an Electronic keypad. (This will keep your signature from being stolen and used again.)

The El Paso County Assessor’s office is one of the web sites I frequently check when I’m getting ready to write an offer for a homebuyer in the Colorado Springs Area. I like to look at the square footage, the bedrooms, the baths, the garage, and the basement information listed on the assessor’s office and compare it to t
he information on the Multiple Listing Print-out. Also, out of curiosity, I also look at the assessed value listed on the property. (I’ll write more on this later.)
You may ask, why is all of this information important? The biggest reason it is important is that discrepancies may (and I underline the word may) mean that there has been additions and improvements to the property that have not been permitted. If the assessor’s records only show 2 bathrooms, and the property has 3, it may mean there was an additional bathroom added that wasn’t permitted. If the assessor shows the basement was unfinished and the property has a finished basement, again it may mean no permits.

Sales were only down 16% from 2008 to 2007, but average pricing was down 5% from 2007 to 2008. 395 single family homes have been sold in 2009 vs. 467 for the same period in 2008; a decline of 15%.

What should I expect when buying a bank property?

Be prepared to act fast. My research shows that 70% of bank-owned properties go under contract with 1 week of being put on the market. On many properties, the bank will accept the first acceptable offer they receive.
Since many of the foreclosure homes in Colorado Springs are priced anywhere from 10% to 25% under market value, these properties get many showings on them. There typically isn’t time to go back for 2 or 3 showings before a buyer makes a decision.

Multiple bids are turning into the norm. Many bank-owned foreclosures in Colorado Springs are now in multiple bid situations.
