Why should you care that there is less inventory on the market?
Real estate has always been about supply and demand. When there are more houses on the market then the demand, the market conditions start to adjust and pricing goes down. When there is less houses on the market, pricing starts to stabilize and go up. As the information listed below, housing inventory, is down. In fact, it’s way down.
I’m not sure if this means we are going to start to see a rise in pricing, but I do think the market has hit bottom. As usual, time will tell ………………

My Foreclosure pick of the week is in Rockcreek area south of Colorado Springs on 2220 Paseo Corto.
It is a single family home and includes over 2500 square feet, with 3 bedrooms, 3 baths, and a 2 car attached garage; as well as a detached 2 car garage. The detached garage doesn’t have a floor or a door; it’s more of a metal enclosure set on the ground than a true garage. The property was built in 1980; and was originally sold for $264,500 in 2003The upsides….. 3 acre lot, beautiful trees and scrub oak on the lot. The house does need some work, which is very typical for a bank owned property.
The downsides ….. very close to Highway 115; you can definitely hear the traffic noise.
The description in the MLS Says: “Unbelievable property with fabulous mountain views. Large property includes a 1000 sq. ft. garage. Home offers hardwood and slate flooring, enclosed back porch. Minutes to Ft. Carson.”
The El Paso County Assessor’s office has it valued at 307,338. At the current list price of $319,900, it may be priced a little over market value, especially considering it is so close to the Highway. There are 14 other properties in the area, priced from $119,900 to $899,900. During the last 6 months, only 2 properties have sold in the same area, ranging from $259,900 to $420,000.

If you have an interest in purchasing a foreclosed home in Colorado Springs, you are probably going to be in for some surprises as you start to look at homes as many of the properties need work. I looked at a home yesterday in west Colorado Springs, that is a perfect example of some (not all) bank-owned properties. First the facts:
- Property was in a desirable west side neighborhood on 3827 Ellston in Holland Park
- Currently priced at $141,000
- House was built in 1971
- It’s a bi-level with over 1700 square feet with 4 bedrooms, 2 baths, 1 car garage.

This is what the description in the MLS says: 4 bedroom, 2 bath bi-level in Holland Park. Eat-in kitchen walks out to deck, master bedroom with walk-in-closet, large back yard with sheds. It doesn’t say anything that the house needs work, not just TLC.
What were they think when they did this?
One of the previous owners put rock facing on the front of the house; but vs. removing the existing brick, it looks like they just put mortar on the existing brick and slapped the rock on the front. I’m not any type of a construction expert, but my guess is that the rock won’t last and you can see where it is already pulling away from the house.

As you walk in the house up the stairs, the main living room has been re textured in a mustard yellow; a huge entertainment center has been semi-built (again in Mustard yellow) and not sure what they were trying to do on the ceiling with the space ship look.

A Diamond on the Plains, another luxury foreclosure in Colorado Springs

I’m a little remiss in writing this, but last week I previewed luxury foreclosures in the Falcon and Peyton area. Found some great properties out there; most of them didn’t look like they had ever been lived in. First of all, the majority of Falcon and Peyton makes me feel like I’m back in Kansas again (which is where I grew up). Most of the lots are flat, you can see forever to the east, but they do have great views of the Front Range and Pikes Peak. The properties I looked at ranged anywhere from $313,000 to $569,000. I had a couple of them that were my favorites; but the one I like the best was on Gilbert Drive in Falcon/Peyton. What an amazing property! I’m not sure it has ever been lived in; and according to the assessor’s office it was finished in 2006. When you walk to the property it has a great courtyard, surrounded on 3 sides by a stucco walls and then you enter the house by a “giant” wood door; felt like I was a munchkin entering the castle.

The first thing you see when you enter is a wonderful fireplace in the living room; accented by the dark wood shelves on each side.

Fake HUD sites — Buyers Beware

Fake websites are popping up on the Internet with the intent of gathering your contact information. An example of such a web site is bailout.hud-gov.us/, although this web site now seems to have been taken down. If this site pops back up, please note that this is not a HUD site, even though it has official looking photos and an official ’government looking’ seal.
When I originally paged through this site, it had a consumer alert tab that warns of fraudulent websites. There is absolutely no connection to HUD. Their disclosure page reveals that they are, “….a for profit business…..” Consumers beware.
The official HUD web site is http://www.hud.gov/, and the site of the company that handles HUD properties in Colorado is www.mcbreo.com

Part II starts in the early 1960’s and will go through 2004. I’ll deal with Ft. Carson today in another article that will also give some great websites if you’re being transferred here in the near future.
During the early 1960’s, Ft. Carson was home to only one major unit and was on McNamara’s list of potential base closings. This was not known at the time but the Cuban Missile Crisis and Berlin blockade was enough for the Army to reactivate two more divisions, including the 5th Infantry which formally reactivated in early 1962. The 5th was the Army’s first mechanized Infantry division to be organized. The problem was the need for land. Tanks need lots of room to roam and so in 1965, the base acquired almost 25,000 acres of state land (remember it was originally leased in 1942). They traded the land with some federal land owned at the time close to Lowry near Denver. Also, in 1965 and 1966 they purchased almost 79,000 acres south of the original base for around $3.5 million. All this brought Ft. Carson up to its current size of 138,523 acres, though Ft. The history of Ft Carson started when Japan attacked Pearl Harbor on December 7, 1941; and the United States declared war on Japan which soon included all the Axis Powers. Officials in charge of selecting new sites for military installations went into immediate action, as they would soon have many new troops to train. Less than one month later it was announced that Colorado Springs had been selected as the site for an army camp. On February 22, 1942, Colorado Springs newspapers reported that the installation would be named Camp Carson in honor of Brigadier General Christopher “Kit” Carson, the famous frontiersman. The original military reservation consisted of 60,048 acres of land; some donated by the city of Colorado Springs, some purchased from private owners or acquired from the Department of Interior. The Army even leased some from the State of Colorado. 
During World War II, a total of 104,165 soldiers trained at Camp Carson. More than 125 units were activated at Camp Carson and other units were transferred to the Mountain Post from other installations. The camp trained nurses, cooks, mule packers, tank battalions, and many other types of personnel. Toward the end of the war, after the departure of the divisions and established units, Camp Carson trained replacement troops as well. In late 1943, approximately 43,000 military personnel came here and were quickly trained so they could be sent overseas to do their part for the war. When you view the Property Detail on the the Mcbreo web site, the link takes you to a comprehensive detail page on the property. On this page, you can link to the Property Condition Report. This report contains information on the major components of the house including the roof, structure, exterior, plumbing, Electrical, HVAC, Interior and Appliances. If deficiencies have been found; it is explained in the Work Required area of the report and it is assigned a dollar amount to correct the issue. It’s a wonderful, very comprehensive report; very informative for potential buyers.
