Here’s some of the facts about Colorado Springs Foreclosures, according to a recent article by RealtyTrac:

One out of every 168 households in Colorado were in some stage of foreclosure (The national average of one out of every 213 homes in some stage of foreclosures)

Boulder showed the lowest foreclosure rate of major cities in Colorado, with one out of every 342 households in some stage of foreclosure
- In the Denver-Aurora metropolitan statistical areas, one out of every 156 households were in some stage of foreclosure
- Nevada posted the nation’s highest state foreclosure rate — one in every 44 housing units with a foreclosure filing in the third quarter
- Colorado Springs has one out of every 171 households in some stage of foreclosure, a decrease of 24% from last year
According to the reports on the El Paso Public Trustee’s Web Site; there are 334 NEW foreclosure starts in August 2011 (year-to-date) vs. 427 for the same month in 2010. There have been a total of 2315 NEW foreclosures in 2011 vs. 3200 for the same period number last year. The statistics show that the numbers are definitely down.

There are (174) active listings of single family detached homes available for sale in the Colorado Springs area that are priced under $100,000! Even though 34 of these are short sales, that still leaves 140 homes on the market that are less than $100,000. I don’t have exact numbers, but several years ago, there were very few livable homes on the market that were priced under $100,000.
These homes range in price from $27,000 to $100,000, and from 480 square feet to 2600 total square feet. Most have 2 to 3 bedrooms, and some also include garages.
Some of these active listings do qualify for FHA & VA financing, and some only offer Cash or Conventional financing. Here are some of the areas where there are homes under $100,000:

The Colorado Springs area saw 128 new foreclosure listings for Colorado Springs bank owned homes come on the market since April 1, 2010. The homes are in a variety of different areas of the city, but the POWERS area in the city had the most foreclosures come back on the market, with 23 new listings. The SOUTHEAST area had 14 new foreclosures come back on the market and FOUNTAIN had 14 foreclosed homes come on the market. There were NO foreclosures listings since April 1st, in the Manitou, Peyton, or Northgate areas. The price on these Colorado Springs Foreclosed homes ranged from $49,900 for a small condo in Northeast Colorado Springs to $1,100,000 for 3700 square foot home built in 2003 located on 35 acres in Pueblo. The average price was $174,292.

I’m definitely a “data-queen”, as I love analyzing data, looking at numbers. As I continue to become more and more of an REO specialist, I recently crunched some numbers to look at the current homes for sales in Colorado Springs and specifically focusing on foreclosed homes, including bank-owned, HUD homes, VA repos, and other foreclosures. It’s interesting to see where the majority of foreclosed homes for sales are located at in the Colorado Springs area. Any even more importantly, what parts of the city have very few foreclosures.
Manitou Springs and the Ute Valley area currently have very few foreclosures for sale; the northwest area of the city ; including Rockrimmon and Mountain Shadows also continue to see very little foreclosure homes for sale. The southeast part of the City (Soaring Eagles, Pikes Peak Park) and Powers area (Stetson Hills, Springs Ranch) currently have the highest amount of foreclosures for sale. The Central area (including downtown) is also continuing to see a high amount of foreclosed homes for sale.
Also, according to a new report published by Realty Trac, 1 in every 69 homes is in foreclosure, and Colorado Springs ranks #49 in their U.S. Metro Foreclosure Market Data. In Las Vegas, 1 in every 13 homes is in foreclosure, in Phoenix, it’s one out of every 22 homes.

There are currently some unique bank-owned houses for sale in Northwest Colorado Springs. I saw 2 homes over the weekend in Northwest Colorado Springs, in the Southface neighborhood, not far from Vindicator and Centennial. Both of them were the same floor plan, although one had a bigger basement on it than the other one
The first property, on Bear Cloud, is located on a nice lot, but the back yard does back up to a busier road. Nice open floor plan, with a large free standing brick fireplace that greets you as you enter in the property.

It includes over 3,000 square feet, with 5 bedrooms, 3 baths, 2 car garage. The property was originally foreclosed on in October 2008. The living room has expansive windows on the southerly side. There is a nice open kitchen (of course most of the appliances have been stripped out) and it includes a good size space for a kitchen table. No formal dining room, which may or may not work for potential buyers. Large master bedroom at 17 x 15 with a 5 pc. attached bath. There may be possible structural issues on the back wall of the basement, a potential buyer would want a thorough inspection as well as a structural engineering report. The basement included 2 bedrooms and another full bath. Priced vary attractively for the square footage.
