The housing market in Northwest Colorado Springs continues to be a BUYERS Market, as there is currently a 7.78 months of supply of homes on the market. A 6 month supply of houses on the market is considered a “BUYER’S MARKET”. Sales were down 15% from 2008 to 2007, but average pricing was ONLY down 6.5% from 2008 to 2007. 197 Single family Homes have been sold in 2009 vs. 219 for the same period in 2008; a decline of 11%.

The Southwest housing market continues to be a BUYERS Market, as there is currently a 9.2 month of supply of homes on the market. A 6 month supply of houses on the market is considered a “NEUTRAL MARKET“. 2008 Sales units are down 25% from 2007, but 2008 pricing is only down 10% from 2007. 191 Single family homes have been sold in 2009 vs. 202 for the same period in 2008 a decline of 6%.

I spent part of last weekend showing condos/townhomes to one of my clients on the west side of Colorado Springs. As I’ve mentioned before in some of my previous posts, it’s an amazi
ng time to buy a home in Colorado Springs, especially if you are a first time home buyer. There are some very attractive deals in the townhome/condo market; as they seem to have been hit even harder on pricing than single family homes. Here’s a sample of some of my favorite properties I showed over the weekend.
Townhomes in Holland Park: Newer units, some were just finished in 2006. Close to Garden of the Gods and I-25; easy access to the Interstate. Tons of space for a townhome, as many of the units have 2 car garages, 2 bedrooms, 2 baths, with almost 1500 square feet. One bank-owned unit is priced at less than $150,000. Amazing value for all this square footage. Some of these units originally sold for $180,000 to $200.000.
Townhomes in Pinecliff: One of my favorite areas of town, in a secluded neighborhood on the bluffs. The area is visited by local wildlife; and portions of Pinecliff have amazing view, all close to I-25 and Garden of the Gods. The foreclosure process in Colorado is quite a bit different than in other states because the Governor appoints a
“Public Trustee” for each county in the state. The trustee must act as an impartial party when handling a power of sale foreclosure. The Public Trustee acts as a representative of the lender to facilitate the sale, which typically occurs in the form of a public auction.
Because of these differences, national foreclosure reporting companies may report a Colorado foreclosed property as many as two to three times between the Notices of Election and Demand, and at the point of a public trustee sale, thereby inflating Colorado foreclosure figures.
Over the years, concerns have been raised that foreclosure numbers for Colorado are inflated versus other states that have already implemented standardized reporting procedures. This can put Colorado at a disadvantage when national numbers are analyzed and compared.

As I started to put together this article, I originally was going to write it about the wonderful resources that HUD provides on the Internet, but as usual, my blog article evolved into something much more. The Internet provides all of us an amazing opportunity for education, and home buying is no exception. Remember, knowledge is power.
Tip #7: My favorite site for Home Buyers: HUD web site. In fact, when you google “buying a home”, the first site that comes up is HUD’s site. The site provides an easy way to find out about all of the loan products offered through HUD/FHA, but equally important it offers perspective buyers great advice on all types of things. A Buyer’s Agent represents the buyer in a real estate transaction. The Colorado Springs real estate agent becomes the Buyer’s Agent by entering into an agreement to represent the buyer, usually through a written buyer representation agreement. Under this agreement, the Buyer’s Agent owes his fiduciary responsibilities to the buyer. According to the Colorado Buyer’s agency agreement, a Buyer’s Agent has the following additional duties: Promoting the interests of Buyer with the utmost good faith, loyalty and fidelity, Seeking a price and terms that are acceptable to Buyer, and Counseling Buyer as to any material benefits or risks of a transaction that are actually known by Broker.

NORAD today, stills sits under the caverns of Cheyenne Mountain, even though its in a warm
status. It may not be as large as it once was due to the consolidation of NORAD and Northcom now housed mainly at Peterson Air Force Base, but its still there protecting us from not just external but now internal threats with the help of the FAA.
In 1957, both Canada and the United States were reeling from the threats of the Soviet Union, especially after the launch of the first satellite, Sputnik. Everyone was scared and even schoolchildren were drilled on diving under their desks and covering their heads in case of a nuclear strike. New help for Colorado homeowners facing foreclosure
f you are interested in a short sale, It’s important to utilize a Colorado Springs Real Estate Agent that specializes in Pre-foreclosures, Foreclosures, and Short Sales; and has a successful and ethical track record. Call Kathy Torline – Nordstrom, 719-287-1049.
Governor Ritter is expected to sign a new bill approved by the state Senate that will give
homeowners facing foreclosure an 90 day window to try and work out a way to keep their homes. The bill would require the state to post a notice on the doors of foreclosed homes no later than 15 days after the foreclosure notice is delivered. The homeowner would then have five days to contact the state’s foreclosure hot line (1-877-601-hope) and set up an appointment with a foreclosure counselor. If the homeowners can prove they have income then the lender will be required to meet with them to try and work out a payment plan.
During the next 90 days, foreclosure proceedings would be suspended, although the homeowner would have to keep paying 2/3 of the mortgage payment. Mortgage brokers support the plan as they’re more interested in saving the investment than taking possession of the homes where it would show up as bad debt and that doesn’t help the lenders.
This new bill would certainly help many Colorado homeowners though not everyone would benefit. If the homeowner has no income due to a loss of a job, and they have no ability to repay the mortgage, there’s no help for them in this bill . The lenders are only required to meet with these homeowners, not come to an agreement with the owners, but many are willing to try, given all the foreclosed homes they’re carrying on their books.

Tuesday was my designated day to tour some luxury foreclosures in Colorado Springs. Some of my fellow Realtors and I decided to look at some foreclosed homes in Cedar Heights, a breathtaking gated community in the west part of the city. We saw several properties, including one that had major structural damage; and another that had some great views, but it was way too close to Rampart Range Road; My favorite of the day (I always have at least one favorite), was an amazing house towards the top of Cedar Heights. Views were to die for!

There was an amazing wood-burning rock fireplace; one side was on the great room, the other side was on the bedroom. The best part is that it was actually real rock vs. that fake stuff you often see in houses.

According to the info on the site, it was created as a Web development “hobby” project using Census 2000 data obtained from the Census
website.
You start with putting in your zip code on the upper right side of the page. After you click “get it“, it comes up with a web page with 7 different tabs, all in different colors so it is easy to distinguish between them.
One of the tabs include charts (for those us that like pictures), another includes info on schools, and yet another includes basic information on the zip code. If you want a a map of the zip code area, no problem.
One of the best tools is the zip code comparison tab. If you are trying to decide between two neighborhoods, one in Southwest Colorado Springs (80906) and one in Northwest Colorado Springs (80919); you can look at the population density, household income, occupation comparison between both areas.
There is also another web site, zipwho.com. It seems to give the same info as ZIPskinny, just presents it in a different format.

There are other scenarios to consider! This one is easy; anyone who has not owned a home within the last 3 years. If they sold a home 3 years ago, the date on the HUD 1 is the determining factor.
- For a married couple, if one person owned a home within the last 3 years and the other did not, they don’t qualify for the tax credit.
