Colorado Springs realestate is just like any other city in that average prices vary vastly in different areas.   The local MLS (Multiple Listing Service) breaks down the City into different areas, and within each area there are many different neighborhoods.   As part of putting together monthly market statistics, I also put together info on average price per square footage and average price per FINISHED square footage.    As you can tell from the info below, average square footage pricing varies vastly in different parts of Colorado Springs.   This information is a broad base guideline, as within each area, neighborhoods pricing can vary immensely.

The southwest area, which includes homes in The Broadmoor Area, and homes in Manitou Springs are the highest prices per square foot and homes in Old Colorado City are currently the cheapest per square foot.      Homes in the Northeast area, which includes Vista Grande and Pulpit Rock are in the middle of the pack with an average price per square foot of $93.00.

2010 solds for southwest

Homes in Southwest Area continue to be a Buyers Market, as there is currently a 8 month of supply of homes on the market.   A 6 month supply of houses on the market is typically considered a “NEUTRAL MARKET”. 

  • Number of Homes in Southwest Area sold are up by 8% in 2009 vs. 2008.    When comparing the high of 801 homes sold in 2005, unit sales are down by 40%.
  • Average pricing continues to see downward pressure, currently down 16% from 2009 to 2008.    Pricing is actually down 24% from the high of $394,375 in 2007.
  • 2010 is continuing to see an increase in sales and a decrease in average pricing.

Search for Luxury Foreclosures in Colorado Springs

I previewed a variety of interesting bank foreclosures last week in Southwest Colorado Springs, including some homes in the Broadmoor area.broadmoor-glen-home

My tour for the week started at a wonderful home in Broadmoor Ridge priced at $269,900.   As I started to write this blog today I went back to check some of the info on the property, and it is now under contract.   I didn’t think it would last long on the market, as comparables in the area are going for $350,000 to $700,000.

oakhurstOur second home of day was another luxury foreclosure home in Broadmoor Hills on Oakhurst Lane that has structural damage.  The last time it sold in 1996 for over $500,000.   The property has amazing views from every window, a 2 story atrium, all  on a 1/2 acre lot.   Since the last sale in 1996 it looks like it has been listed and withdrawn 7 or 8 times; and it’s been foreclosed on 2 or 3 times.    Read the rest of this entry »

I have several buyers who are looking at buying Bank Owned Properties in Colorado Springs, and yesterday I went and previewed some of them in the higher-end luxury foreclosure market

I don’t think the pictures will do justice to what I saw; but there were some interesting properties.  My favorite was a entryway-to-property-in-broadmoor-587property in a wonderful section of town back behind the Broadmoor Hotel.  The home is located on an amazing lot, with great views of the city, an abundance of local wildlife, but …………………… property definitely needs some help.

The outside wasn’t bad; had some shake shingles that need updating, and new windows that were put in but  the installation wasn’t finished.  Stucco on the outside would make it look much better.   Fantastic decks all over the place; and a wonderful unique floor plan with around 5000 square feet, with 4000 finished.  It’s definitely a diamond in the rough.

Comparable properties that are updated and in good shape in the same Broadmoor Heights neighborhood in Colorado Springs are listed for around $650,000; this one is listed under $400,000, and it sold back in 1998 for $950,000.   I’m not a contractor; but I would guess that for $150,000 to $200,000 you could make this into an amazing property; then a new owner would have $150,000 in built-in equity.   And for 5 bedrooms, 5 baths, 4 fireplaces on .8 of an acre, with expansive windows; it’s definitely a diamond in the rough.  The property has been foreclosed on at least twice, maybe it’s just waiting for the right owner to see it’s potential?
