The Pinecliff housing market continues to be a Sellers Market, as there is currently a 9 month of supply of homes on the market.   A 6 month supply of houses on the market is considered a “NEUTRAL MARKET”.   Sales units were down 43% from 2009 to 2008, AND pricing was up 6% from 2009 to 2008.    Pricing is continuing to decline in 2010.

Single Family Homes in Pinecliff in Colorado Springs were primarily built from 1972 to 2001, with an average age built in the 1980’s.  The majority of the houses are 2-stories, ranches, bi-levels, 2-4 baths, with 1 – 3 car garages, both attached and detached.   The average home has appx. 2500 to 3500 square footage. 

The area is located in Northwest Colorado Springs, Exit 146 (Garden of the Gods) go West, first Right on Rusina, Left on Elkton, right on point of the Pines.

There are several parks in the Pinecliff area, including PineCliff Park.  The school District is District 12; and the majority of students go to Rockrimmon Grade School, Eagleview Junior High and Air Academy High School.  

There are also several townhome complexes in the area, Pinecliff and Pebblewood; prices range from $150,000 to $170,000.

 I often times say to my clients that real estate changes on a day to day basis, here’s a quick summary of yesterday’s changes in the market.  

The market changes moment by moment

 Kat’s observations
  • 10 of the new listings are in the Southwest Area
  • The average Price reduction was $12,500, and the majority of them were in the Southwest and Northwest area
  • All of the closed listings were on the West side of town

Colorado Springs realestate is just like any other city in that average prices vary vastly in different areas.   The local MLS (Multiple Listing Service) breaks down the City into different areas, and within each area there are many different neighborhoods.   As part of putting together monthly market statistics, I also put together info on average price per square footage and average price per FINISHED square footage.    As you can tell from the info below, average square footage pricing varies vastly in different parts of Colorado Springs.   This information is a broad base guideline, as within each area, neighborhoods pricing can vary immensely.

The southwest area, which includes homes in The Broadmoor Area, and homes in Manitou Springs are the highest prices per square foot and homes in Old Colorado City are currently the cheapest per square foot.      Homes in the Northeast area, which includes Vista Grande and Pulpit Rock are in the middle of the pack with an average price per square foot of $93.00.

The Northwest housing market continues to be a BUYERS  Market, as there is currently 11months of supply of homes on the market.   A 6 month supply of houses on the market is considered a “BUYER’S MARKET”.  Sales were even from 2009 to 2008, but average pricing was down 11% from 2008 to 2007.    In 2010 pricing is starting to see an increase.

Homes in Colorado Springs Northwest continue to be a NEUTRAL Market, as there is currently a 4.1 months of supply of homes on the market.   A 6 month supply of houses on the market is typically considered a “NEUTRAL MARKET”. 

  • Number of Homes in Northwest Colorado Springs sold are almost the same as 2008, but are down substantially from 2005, when 532 homes were sold.
  • Average pricing continues to see downward pressure, currently down 12% from 2009 to 2008.

    There are currently some unique bank-owned houses for sale in Northwest Colorado Springs.  I saw 2  homes over the weekend in Northwest Colorado Springs, in the Southface neighborhood, not far from Vindicator and Centennial.    Both of them were the same floor plan, although one had a bigger basement on it than the other one   

    The first property, on Bear Cloud, is located on a nice lot, but the back yard does back up to a busier road.   Nice open floor plan, with a large free standing brick fireplace that greets you as you enter in the property.

    It includes over 3,000 square feet, with 5 bedrooms, 3 baths,  2 car garage.   The property was originally foreclosed on in October 2008.   The living room has expansive windows on the southerly side.   There is a nice open kitchen (of course most of the appliances have been stripped out) and it includes a good size space for a kitchen table.   No formal dining room, which may or may not work for potential buyers.  Large master bedroom at 17 x 15 with a 5 pc. attached bath.  There may be possible structural issues on the back wall of the basement, a potential buyer would want a thorough inspection as well as a structural engineering report.   The basement included 2 bedrooms and another full bath.  Priced vary attractively for the square footage.

    More townhome bargains – Part II

    This is a continuation of an article I recently posted about my favorite townhomes and condos in Northwest Colorado Springs.    There are some very attractive deals in the townhome/condo market; as they seem to have been hit even harder on pricing than single family homes.  Here’s some more of my favorite properties I’ve recently previewed.

     Condominimus in RavenCrest in Northwest Colorado Springs:   Wonderful complex off of West Woodmen Road; very ravencrestclose to I-25.  There are currently a couple of 1 bedroom 1 bath units on the market for less than $75,000; and a 2 bedroom 2 bath units that is bank-owned for less than $110,000.   There also is a HUD repo for sale that is listed as under contract which is a 2 bedroom 2 bath unit priced under $75,000.   Not very long ago the 2 bedroom 2 bath units were going for over $130,000.    Included with the great location, the units are in the District 20 school district and include an outdoor swimming pool and a club house; although none of them includes garages, just carport spaces.   

    mountain-shadowsArbours at Mountain Shadows:   One of my favorite complexes in northwest Colorado Springs, again close to Garden of the Gods and I-25; easy access.  Most units have an over-sized attached 1 car garages with direct access to the living area; perfect for the security minded homeowners and are close to Ute Valley Park and Garden of the Gods.  Very well maintained complex with an outdoor pool, clubhouse, and a hot tub.  There are 4 units currently for sale ranging from $125,000 to $170,000 and the HOA’s are less than $200.00 a month.

    I spent part of last weekend showing condos/townhomes to one of my clients on the west side of Colorado Springs.   As I’ve mentioned before in some of my previous posts, it’s an amazikara-ridgeng time to buy a home in Colorado Springs, especially if you are a first time home buyer.    There are some very attractive deals in the townhome/condo market; as they seem to have been hit even harder on pricing than single family homes.  Here’s a sample of some of my favorite properties I showed over the weekend.

    Townhomes in Holland Park:  Newer units, some were just finished in 2006.   Close to Garden of the Gods and I-25; easy access to the Interstate.   Tons of space for a townhome, as many of the units have 2 car garages, 2 bedrooms, 2 baths, with almost 1500 square feet.  One bank-owned unit is priced at less than $150,000.    Amazing value for all this square footage.  Some of these units originally sold for $180,000 to $200.000.

    Colorado Springs Luxury Homes are hit by foreclosures

    Even in affluent neighborhoods,  foreclosures are beginning to appear more frequently

     Wow, if only homes could talk ………………….. I previewed a variety of homes this week in Colorado Springs, ranging from a cute home in the East part of the city that was listed at $155,000 to one that was listed at $725,000.  My favorite home of the day was an afront-door-oak-valleymazing Italian Villa type home in Northwest Colorado Springs.  It was  located on a breathtaking wooded lot, .85 of an acre,  in one of my favorite Northwest Neighborhoods, Oak Hills.

    The property was originally built in 1987, but according to some of the information I found in previous listings, it went through extensive remodels in 2001. 

    The home was a little deceiving from the outside, looked nice but notocean-bedroom anything special.   In fact, the outside paint color was a little odd to me, a pale yellow.  Once the front doors opened,  the first thing I saw was the circular hardwood stairway, great entryway.    Other amenities at the home include 3 fireplaces, and many, many, many decks.One of my favorite things were the unique children’s room.  First there was the “Ocean Room” with artistic painted murals on the walls, almost felt like I was walking into an aquarium.  And the finishing touch was the life preserver on the ceiling.
