The Manitou Springs housing market continues to be a Buyer’s Market, as there is currently a 13 month of supply of homes on the market.   A 6 month supply of houses on the market is considered a “NEUTRAL MARKET”.  Sales were only down 11% from 2009 to 2008, but average pricing was down 12% from 2009 to 2008. Sales have continued to increase in 2010, and pricing has continued to increase.

The Manitou Springs homes continues to be a Buyer’s Market, as there is currently a 14 month of supply of homes on the market.   A 6 month supply of houses on the market is considered a “NEUTRAL MARKET”.  Sales were only down 11% from 2009 to 2008, but average pricing was down 12% from 2009 to 2008.   Sales have continued to increase in 2010, but pricing has continued to decrease.

Colorado Springs realestate is just like any other city in that average prices vary vastly in different areas.   The local MLS (Multiple Listing Service) breaks down the City into different areas, and within each area there are many different neighborhoods.   As part of putting together monthly market statistics, I also put together info on average price per square footage and average price per FINISHED square footage.    As you can tell from the info below, average square footage pricing varies vastly in different parts of Colorado Springs.   This information is a broad base guideline, as within each area, neighborhoods pricing can vary immensely.

The southwest area, which includes homes in The Broadmoor Area, and homes in Manitou Springs are the highest prices per square foot and homes in Old Colorado City are currently the cheapest per square foot.      Homes in the Northeast area, which includes Vista Grande and Pulpit Rock are in the middle of the pack with an average price per square foot of $93.00.

Homes in Manitou Springs continue to be a Buyers Market, as there is currently a 10.1 months of supply of homes on the market.   A 6 month supply of houses on the market is typically considered a “NEUTRAL MARKET”. 

  • Number of Homes in Manitou Springs sold are down by 18% in 2009 vs. 2008.    When comparing the high of 90 homes sold in 2006, unit sales are down by 43%.
  • Average pricing continues to see downward pressure, currently down 2% from 2009 to 2008.    Pricing is actually down 32% from the high of $326,257 in 2007.

    I westill-under-construction-2nt and previewed some luxury townhomes in Manitou Springs this week.  It’s always fun to look at some new properties that I’ve never seen, always something new to learn and something new to see; one of the many great things about reliving-roomal estate.

    The first set of townhome I looked at are called the Cogway Townhomes.  For those of you who don’t live in the area, one of the biggest tourist attractions in the area is the Pikes Peak Cog Train, and these townhomes are right off of Ruxton, the main road very close to the Cog and to the Manitou Incline, another local landmark in the area.   There is only 1 unit completed and it looks like there are 6 or 7 more to be built; foundations are poured for some and 2 more of them have all of the framing done on them.

    The property I previewed was a 4 bedroom, 3 bath unit with a 2 car garagekitchene, priced under $400,000; and it was done exceptionally well.   As you walk in the unit there is a small entryway; and then you walk up 10 – 12 step to the main floor where you are greeted with Brazilian Hardwood Floors (at least that’s what I think the floors were made of.).

    Kitchen was wonderful; bright and open, stainless steel appliances with granite countertops.   Great views of the surroundings mountains in Manitou Springs, although these views may change once the remaining units get built.  The living room has a gas fireplace with an inviting window to sit in and enjoy the view.

    Mona Lisa is a fixture of West-Side Colorado Springs cuisine.  The restaurant is in an old building with small rooms, creaky, crooked floors and steep stairs (check out the bathrooms where you’ll feel like you’ve gone back in time about 100 years).  It was originally built as a hotel in the late 1800’s.  Old, signed wine bottles from previous guests line the walls and cubbies where a few of mine are there somewhere.

    Manitou Springs celebrates annual Fruitcake Toss to benefit Food Bank and end of holiday season

    Come one, come all to the 14th annual fruitcake toss held in Manitou Springs.  The launch is set to begin at 9:30 am on January 3, 2009.  So, come to Manitou Springs Memorial Park with your canned food entry fee (to be donated to the local food bank) and you too, can participate in getting rid of your unwanted fruitcakes.

     Fruitcakes can be hurled, tossed or launched by a pneumatic device, the winner of each category actually wins a trophy.  Who wouldn’t want one of these on the mantle?  There are age classes as well, so do check out the rules.  If you don’t have a fruitcake, you can rent one there.  All fruitcakes must be edible (do you know anyone that REALLY eats them?).  They must be visible to the Toss Tech Inspectors, though no one will actually taste test it (ugh!).

    There are two weight categories, 2lb and the heavy division at 4 lbs.  If your cake is underweight, it will be disqualified and if its too heavy it must be cut to the proper weight. Read the rest of this entry »

     Colorado Springs Festival of Lights 
    • When:  December 6th at 5:50pm
    • Where:  Downtown Colorado Springs, at the corner of Tejon and St Vrain Street and will go south on Tejon to Vermijo Avenue, turn west to Cascade Avenue and go north to Kiowa Street

    Annually bringing together some 80 entries and attracting crowds reaching over 100,000 individuals.  Features many bands and floats, many of which are lighted.   This year’s theme is “through the Eyes of a Child”.   This traditional holiday event is now in it’s 24th years and delights thousands of children of all ages who line the streets to view the spectacular floats, bands, horse units and of course, Santa Claus.

    Manitou Springs celebrates Emma Crawford with annual coffin races and wake

    Coffin Races are one of a kind

    Come one, come all!!!  Manitou Springs is celebrating one of its most famous residents, Emma Crawford! She came to Manitou around the 1880’s suffering from tuberculosis then know as consumption.  She was a lovely young woman and was accompanied by her Mother and fiancee.  Low and behold, she started to improve in the crisp mountain air and loved to hike on Red Mountain.  She was busy with planning her wedding when she took a turn for the worst.  Her fiancee promised to bury her atop her favorite mountain and so when she died (1891) he did indeed bury her up there.  Over the years, with all the rains, her coffin came to the top of the land and she slid down her mountain. She was then buried in an unmarked grave in the local cemetery, but the townspeople refused to forget about her.
