<p>The <strong>Crystal Hills </strong>housing market continues to be a <strong>BUYERS </strong>Market, as there is currently a 5 month of supply of homes on the market.   A 6 month supply of houses on the market is <img class="alignright size-large wp-image-8327" title="IMG_1597 house" src="http://coloradospringsvintagehomes.com/files/2012/03/IMG_1597-house-1024x682.jpg" alt="IMG_1597 house" width="441" height="293" />considered a &#8220;<strong>NEUTRAL MARKET</strong>&#8220;.</p>
<p>Single Family <strong>Homes in Crystal Hills</strong> were primarily built from 1965 to 2006 with an average age built of 1984.  The majority of the houses are 2-stories, ranches, and raised ranches, with 2-4 baths, with 2-3 car garages.  The average home has appx. 2000 to 3000 square footage.</p>
<p>You can reach the neighborhood by going West on Manitou Blvd, South on Crystal Hills Dr, South on Crystal Hills under Highway 24, then up the hill to Crystal Hills.</p>
<p>There are also several townhome complexes in the area including; Cielito Lindo which are priced from $365,000 &#8211; $625,000; and Crystal Park which are priced from $97,500 to $160,000.</p>
<p>The <strong>Manitou Parks</strong> in the area include Bill Bauers and Deer Valley Nature Park.  The school District is District 14.</p>

<p>Single Family <strong>Homes in Crystal Hills</strong> were primarily built from 1965 to 2006 with an average age built of 1984.  The majority of the houses are 2-stories, ranches, and raised ranches, with 2-4 baths, with 2-3 car garages.  The average home has appx. 2000 to 3000 square footage. </p>
<p>You can reach the neighborhood by going West on Manitou Blvd, South on Crystal Hills Dr, South on Crystal Hills under Highway 24, then up the hill to Crystal Hills.</p>
<p>There are also several townhome complexes in the area including; Cielito Lindo which are priced from $365,000 &#8211; $625,000; and Crystal Park which are priced from $97,500 to $160,000.</p>

<p>The <strong>Manitou Springs homes </strong>continues to be a Buyer’s Market, as there is currently a 14 month of supply of homes on the market.   A 6 month supply of houses on the market is considered a “<strong>NEUTRAL MARKET</strong>”.  Sales were only down 11% from 2009 to 2008, but average pricing was down 12% from 2009 to 2008.   Sales have continued to <span style="color: #ff0000">increase </span>in 2010, but pricing has continued to <span style="color: #ff0000">decrease</span>.</p>

<p><strong>Colorado Springs realestate </strong>is just like any other city in that average prices vary vastly in different areas.   The local <strong>MLS </strong>(Multiple Listing Service) breaks down the City into different areas, and within each area there are many different neighborhoods.   As part of putting together monthly market statistics, I also put together info on average price per square footage and average price per FINISHED square footage.    As you can tell from the info below, average square footage pricing varies vastly in different parts of <strong>Colorado Springs</strong>.   This information is a broad base guideline, as within each area, neighborhoods pricing can vary immensely.</p>
<p>The southwest area, which includes <strong>homes </strong>in The <strong>Broadmoor </strong>Area, and <strong>homes in Manitou Springs </strong>are the highest prices per square foot and <strong>homes </strong>in <strong>Old Colorado City </strong>are currently the cheapest per square foot.      Homes in the Northeast area, which includes <strong>Vista Grande </strong>and <strong>Pulpit Rock </strong>are in the middle of the pack with an average price per square foot of $93.00.</p>
