My foreclosure pick of the week is in Southwest Colorado Springs on 1825 Parkview Blvd. It’s located in a nice established area in Skyway in District schools, on a wonderful lot, set a little bit back from the main road. It includes over 3600 square feet, with 5 bedrooms, 3 baths, 2 car garage.

One of my favorite features was the hardwood floors, and of course I love main level living ranch homes with walkout basements. At first glance, it looks like the property has been well maintained. The property could use some updating and would look much better with granite counter tops and changing out the linoleum floor in the kitchen. It has a nice 5 pc. master bath with an easy to maintain tile floor. The only thing I thought was odd is that it looks like the ground near the back of the house, near the walk-out basement, was in the process of being redone. It looks like the grounds were being dug out and some type of major landscaping was in progress. Right now it seems like with much moisture on the ground it would be easy to have the steep slopes crumble inward. Not good.

The description in the MLS says it is a large ranch on 0.56 acres, lots of hardwood, corner gas fireplace in living room, walkout lower level, large deck overlooks gorgeous lot with mature trees. It’s priced very attractively for the square footage. Houses in the same subdivision are currently listed from $159,000 to $749,000.
The El Paso County Assessor’s office has the property valued at $382,164. At the current list price of $ 294,900 it’s definitely a deal. There are currently 15 bank-owned properties in Southwest Colorado Springs, none of which are condos/townhomes as well as 15 short sale homes on the market. It will be interesting to see if the short sale properties will eventually turn into bank-owned properties.
