Pinon Valley in Colorado Springs is a community that is located in northwest Colorado Springs.        The neighborhood backs up against the west side of Ute Valley Park; and some of the homes have these magnificent cliffs right in their back yard. 

 To get to Pinon Valley homes from I-25, turn west on Garden of the Gods.   Then turn right (north) on Centennial, then turn right on Mule Deer or Atheron and you are in Pinion Valley.

Single family homes in Pinon Valley currently range in price from $175,000 to $218,000.  There are currently 5  houses for sale in the general area.  There is also a townhome complex called Pinon Bluffs, a small complex with reasonable HOA’s at $120.00 a month.  Prices currently range from $140,000 to $150,000.   There is also another townhome complex, right south of Pinion Valley, called Territory North, and prices currently range from $75,000 to $115,00 and the dues are $225.00 a month.

The majority of the houses were built in the 1980’s and range from 1500 to 3000 square feet with a 1 car to 2 car garage.    Most of the homes are tri-levels and 2-storys, but there are also some ranches in the area.   The current average list price for sold homes in 2009 is $234,000 and the average days on market is 66.    Many of the homes face west and have magnificent views of Pikes Peak and Garden of the Gods.   Parks include Ute Valley Park which is only minutes away and there is a local neighborhood park called Pinon Valley.

The schools for the area are in District 11, the Grade school is Chipeta , the middle school is Holmes, and the High School is Coronado
