Mail: Have it delivered to/from the post office. Don’t have mail delivered to your home mailbox; especially if it is unsecured

- Social Security number: Never carry your social security card with you. Be very cautious about giving it out.
- Receipts: Take all your ATM and gas receipts with you. Don’t leave them at the gas station or at the ATM machine.
- Statements and credit card solicitations: Don’t just throw them away, shred them.
- Bar codes: Remove the bar codes from magazine and shred them.
- Credit report: Monitor your report on an annual basis at www.annualcreditreport.com
- Electronic Keypad signatures: Put the date at the end of your signature when you are signing on an Electronic keypad. (This will keep your signature from being stolen and used again.)

The Southwest housing market continues to be a BUYERS Market, as there is currently a 9.7 month of supply of homes on the market. A 6 month supply of houses on the market is considered a “NEUTRAL MARKET”. 2008 Sales units were down 25% from 2007, but 2008 pricing was only down 10% from 2007. 303 Single family homes have been sold in 2009 vs. 325 for the same period in 2008 a decline of 22%.

The Colorado Balloon Classic is held in Memorial Park off Pikes Peak Avenue between Hancock Ave. and Union Blvd near the shores
of Prospect Lake. It has grown to be the largest and the longest continuously running hot air balloon festival in the Rocky Mountain Region as well as the State of Colorado. Over 100 balloons are scheduled for accession on Saturday, Sunday and Monday mornings with a Balloon Glo® scheduled for Saturday and Sunday evenings. 
The Colorado Balloon Classic was originally created in 1977 alongside the Pikes Peak Hill Climb. Because of its success and large tourism attraction, it moved downtown into Memorial Park in 1978 for the Labor Day Weekend at the request of the Colorado Springs Convention and Visitors Bureau. Best of all, the entire event is free.
Unique Facts
** The event is considered one of the top 100 events in the North America by the American Bus Association.

The Old Colorado City housing market continues to be a Buyer’s Market, as there is currently a 6.5 month of supply of homes on the market. A 6 month supply of houses on the market is considered a “NEUTRAL MARKET”. Sales are down 22% from 2008 to 2007, but 2008 pricing was only down 1.5% from 2007. 142 Single family homes were sold in 2009 vs. 157 for the same period in 2009; a decline of 10%.

During the last two weeks of August, starting on August 10th, 47 bank-owned properties came on the market; 15 (31%) of them are already under contract
It seems like many more properties are going to final foreclosure than the number of properties that are coming back on the market. There are lots of rumors that there is a back log of properties that will hit the market sometime in 2009.

Colorado Springs Real Estate on road to recovery

Forbes magazine recently published an interesting article about “It’s best cities for a housing recovery”. According to the article some metro areas are more on their way to recovery than others. Forbes looked at 161 metro area and their top 5 list of cities includes Colorado Springs:

2. Lincoln, NE
3. Colorado Springs, CO
4. Salem, OR
5. San Luis Obispo, CA
According to the article, foreclosure home sales in Colorado Springs are only 20% of the transactions and sales activity is up 14%. Not sure if I agree with their analysis, as in some zip codes in the city foreclosures sales are only 5% and in other areas, it’s probably closer to 40%; but regardless it’s always nice to see national recognition in a positive way for Colorado Springs.

is a catch. The property hasn’t been finished and doesn’t have a occupancy certificate on it. No interior walls yet, no deck, no floor covering, no bathroom fixtures. It’s almost a blank slate.

Since my husband and I are starting to personally look for a different house, I’m essentially turning into my own client. Very interesting. Here’s my random musings from looking at houses yesterday:
My favorites:
- Amazing wooded lot in Cloven Hill Estates in Monument, WOW! Views, lots of space, trees and, scrub oaks
- Another amazing lot in Woodmoor on Greg’s Pond, turned a 1 acre lot into feeling like it was 5
- Teak wood floors on the entire main floor of a house, definitely my favorite floors of the day, absolutely beautiful
- Several houses had entrances from the master bedroom to the deck
My least favorites:

El Paso county has a Hazardous Waste Collection Facility on 3255 Akers Drive, which is close to Constitution and Marksheffel Road.. The collection center is free to residents of El Paso and Teller County, but they encourage a donation of non-perishable food for Care and Share.
The web site is full of all types of amazing information, including what is household waste and a recycling directory.
The facility accepts:
- household paint and paint-related products
- lawn & garden chemicals
- household items: cleaners (carpet, drain, oven, toilet bowl), aerosols, ammonia,
- batteries (alkaline & rechargeable),
- fluorescent lights,
- mercury thermometers
- propane tanks,
- automotive products (no tires): antifreeze, batteries, brake & transmission fluids, cleaners (bug/tar, chrome, engine, vinyl), contaminated oil, flares, fuels, wax, etc.
- ammunition,
- fireworks
- electronics: including CPU’s, monitors, keyboards, printers

Pleasant Valley in Colorado Springs is a community that is a vintage neighborhood located in west Colorado Springs. As you drive through it, you feel like you have stepped back in time to “Leave it to Beaver” ; most of the lawns are perfectly manicured, houses are in great shape, you almost expect to see white picket fences with a 1950’s cars in the drive-ways.
To get to Pleasant Valley homes from I-25, turn west onto Colorado Blvd. Then turn right (north) on 30th Street and you are in Pleasant Valley.

Single family homes in Pleasant Valley currently range in price from $209,000 to $259,000. There are currently 7 houses and 3 townhomes for sale in the area. The U.S. Environmental Protection Agency (US EPA) and the Surgeon General’s Office have estimated that as many as
20,000 lung cancer deaths are caused each year by radon and it is is the second leading cause of lung cancer.
Inspection Time
