    I westill-under-construction-2nt and previewed some luxury townhomes in Manitou Springs this week.  It’s always fun to look at some new properties that I’ve never seen, always something new to learn and something new to see; one of the many great things about reliving-roomal estate.

    The first set of townhome I looked at are called the Cogway Townhomes.  For those of you who don’t live in the area, one of the biggest tourist attractions in the area is the Pikes Peak Cog Train, and these townhomes are right off of Ruxton, the main road very close to the Cog and to the Manitou Incline, another local landmark in the area.   There is only 1 unit completed and it looks like there are 6 or 7 more to be built; foundations are poured for some and 2 more of them have all of the framing done on them.

    The property I previewed was a 4 bedroom, 3 bath unit with a 2 car garagekitchene, priced under $400,000; and it was done exceptionally well.   As you walk in the unit there is a small entryway; and then you walk up 10 – 12 step to the main floor where you are greeted with Brazilian Hardwood Floors (at least that’s what I think the floors were made of.).

    Kitchen was wonderful; bright and open, stainless steel appliances with granite countertops.   Great views of the surroundings mountains in Manitou Springs, although these views may change once the remaining units get built.  The living room has a gas fireplace with an inviting window to sit in and enjoy the view.

    There seemed to be bedrooms everyplace (4 of them); and the bathrooms were just what you would expect in a luxury townhome; upscale fixtures, good lighting, plenty of space, separate bathtub and shower in the master. 

    view-of-the-cog-fromThe only downside I saw about the property is that they are right off of Ruxton Avenue, which means the tourist traffic going to/from the Pikes Peak Cog would go right by the units; not much of a problem in the winter, but there will be lots of traffic in the summer.  But on the other hand, the surrounding scenery is magnificent. 

    The next complex I went and visited was not far of the main street in Manitou Springs, on Taos Place.   Just as the street name applies, there is a heavy southwestern influence with the abode southwest rust colored exterior; blink your eyes and you could pretend you are in New Mexico.

    There seemed to be a variety of units, both with and without carports, but I only previewed one of the units with a 1 taos-bathroomcar garage (one of the few drawbacks I saw in the complex.)     The unit I looked at had 3 bedrooms, 3 baths, 1 car garage, priced at $268,000.   Location seemed a definite plus, as they were a little off the main street, but within walking distance to downtown Manitou Springs.

    Built in 2002, they still felt fairly new inside.   The townhome was a ranch style with an attractive walk-out basement; spacious living room on the main level; and more living space in the basement with a generous size family room.

    Only downside in my opinion, is the kitchen counter top was an interesting color of green and the poolquality definitely didn’t match up with the rest of the unit.   Also the 1 car garage is a downer for this type of luxury property, but there was other parking right in front of the property, a big plus.

    Right outside of the walk-out basement was a nice attractive patch of grass, fenced in, and you could walk out the gate and be right at the pool.   Another plus of the property is that it has in-floor radiant heat, no more cold feet in the winter.
