Buying a home in Colorado — what you should know about making an offer

If you are looking at purchasing a home, these are some of the things you’ll need to make decisions on …….
• How will title be taken (joint tenants, tenants in common, severalty)?
• Do you have the earnest money readily available (plan on about 1% of purchase price)?
• Will you be financing or paying cash. If financing have you talked to a loan officer yet? If paying cash do you documentation from the bank?
• Do you need to add any contingencies or special requests to the offer?
• What type of inclusions do you want in the offer …ie refrigerator, washer , dryer, window coverings etc. ?
• What will help you the most on your offer? We will provide the market trends and the sold information to give you the knowledge of the market in the area.
• When do you want or need to close? If you’re looking at a short sale, remember it can take a few months from offer to closing day. Bank-owned properties (REO’s) can also take awhile to get closed.
• The offer and addendum’s will be prepared for your preview, along with coordinating all the dates.
• Your offer will be presented to the listing company. Included with that should be a pre-qualification letter from the lender which helps the seller to look at your offer more favorably.
