In a letter written to Robert Cameron who was the city’s first city planner, Palmer described one of his main ideas, “it should be made the most attractive place for homes in the West.” And so, the Old North End became one of the finest residential areas for homes in Colorado Springs.
North of downtown Colorado Springs, Palmer set aside land for a college or university (present day Colorado College) the land to the north would eventually become the Old North End though it had a slow start. There were some early homes there mostly built by bank and railroad magnates due to a more plentiful water supply; however, for the most it remained empty land as pictures from the 1870’s and 1880’s show.
Colorado Springs was founded in 1871. Cameron asked Palmer what the first street should be called. He supposedly turned around pointed to Pikes Peak and thus Pikes Peak Avenue was founded. At the corner of Pikes Peak and Cascade the first stake was driven in on July 31, 1871, which became the center of downtown.
Cutler Hall was the original permanent building of Colorado College. The areas in between downtown Colorado Springs and Colorado College showed little activity until the gold rush, when the building boom happened and many Victorian homes started appearing in The Old North End in Colorado Springs.
