What goes Into a Home Inspection:
A home inspection gives the buyer an impartial, physical evaluation of the overall condition of the home and items that need to be repaired or replaced.

Finding a Home Inspector:
Home inspectors are not regulated by any federal government agencies and in most states do not require licensing. Inspectors are not licensed in Colorado, which includes Colorado Springs. It is up to the buyer to ask prospective inspectors questions about their experience and knowledge to make a wise choice on whom to hire. The following are some general guidelines when looking for a home inspector:
Ask prospective inspectors questions about their professional training, relevant experience and/or length of time in business.
During an inspection:
Ask them if they are members of a professional association with a code of ethics. Membership in a professional association may offer added assurance of an inspector’s qualifications and training.
Ask them what type of insurance they carry, do they carry “errors and omissions” insurance coverage?
Ask how long the inspection will take; two to five hours is the norm. Ask what they provide for a written report, and when you will receive it?
It is highly recommended that you be present at your home inspection. The majority of inspectors will allow you to tour the home and ask questions during or after the inspection. Most inspectors will also point out to you areas that are potential problems. This fact is important, because you will be able to see firsthand the extent of problems that are sometimes hard for an inspector to convey in a written report. They can also provide maintenance tips on how to keep the home in good condition and working order.
